Institution Branch employees: Banks and Credit Unions employ these people to be their “frontline” to the customer, you. Bank Mortgage Officers: These people have left the branch and work in the field, selling the Bank’s products on the road, offering more contact options for clients, and usually due to not having to sell investment products, have somewhat more knowledge on lending products.
Both of these groups are 100% compensated by the Bank they work for, they can’t give you objective advice.
Mortgage Brokers: Many people have recently become a mortgage broker, either coming from a Financial Institutional background or some other. They are able to offer more than one lender’s products, and are paid a finders fee from the lender. Some charge fees to their clients, some do not. All have to be licensed in B.C. under the Mortgage Broker’s Act and adhere to it’s regulations.
